lenders put out on home loans, as they are provided with daily
updates. This is like visiting a one stop shop and is a lot
less time consuming than doing the run around your self. It
then gives you more time to do the research in finding your new home
or investment property; lets say it is a little like outsourcing
that big companies do to save time and money.
A lender will only tell you
about their own loan products, further they will most likely set you
up in a home loan that will have initial appeal, however will in 12
mths convert to a loan that is not so appealing. It is in the
brokers best interest to let you know if a better home loan is
available even with another lender to help you with mortgage
reduction; therefore they will keep you up to date over the years to
come.
The lender often does not let
the borrower know even if they have a new product of their own that
might be more suitable as they will loose money, it is
therefore in their best interest to keep you in an outdated product.
The Broker will make commissions from the new lender so it is in
their best interest to make sure you are kept in an up to date home
or investment loan.
Lenders also have a habit of
structuring the loan/s to lock you in which is especially burdensome
for investors; they will cross collateralise the properties.
This makes it extremely difficult to incorporate another lender once
you have reached your lending limit with that lender (the lender
will only expose themselves so far with a borrower before capping
the lending amount). The borrower is then faced with a huge
expense to incorporate another lender (due to properties being cross
collateralised) or have to refinance. The Mortgage Broker is
not concerned if they need to introduce another lender for you, so
they will structure the loans so that you are not locked in with the
one lender.
